Spring/Summer 2007
Fall/Wi nter 2006-7
Now that the leaves are falling and the rain is coming, do what you must to weatherize your property.
Check on the following:
- Clean out roof drains (especially important for flat roofs).
- Clean out gutters and down spouts.
- Check roofs for obvious damage caused during the summer.
- Check all sump pumps that they work and will be able to pump water out of "below grade" garages and driveways, etc.
- Make sure all below ground drains for rainwater are clear of debris. (You would be amazed at how much trash finds its way into the drains)
- Replace filters for furnaces. Clogged filters make furnaces operate inefficiently and can result in blower motors burning out!
- Reduce the amount of time sprinklers are running.
- Change time clocks for exterior lighting.
- Check trees for possible damage that might result from winter rains and winds.
Spring/S ummer 2007
We are almost into spring and summer. In Southern California this can mean very little difference with preparations for the season. However, here are some quick tips to help you make the most of the season:
- Check all landscape sprinklers and timers so that all are working properly and the sprinkler heads are cleaned.
- Replace all filters for air-conditioning.
- Adjust house light timers for the season.
- If you have an apartment property with a pool be sure that the pool area is in compliance with local health and safety codes. One quick hot spell can result in tenants all wanting to use the pool.
- Summertime is the time of year for exterior painting. Paint adheres better in the hot weather.
- Any roofs that survived the winter should be checked and re-roofed during the summer. You'll be able to find the best prices and avoid major damage in the next rainy season.
